The real estate market on the island remains robust as of December 2024, with the median home price rising to $1.9 million, and 9.4% year-over-year increase, and a median price per square foot of $900 (+7% YoY). Homes are selling faster, averaging 66 days on the market, with a sale-to-list price ratio of 97.2%, signaling strong demand. While price growth is expected to moderate to 1.5% in the next year, the market remains competitive, with some homes going pending within 29 days. However, mortgage rates above 6% and broader economic conditions may influence affordability and buyer behavior moving forward.
