Michael Ziman grew up in North Caldwell, New Jersey, in a family where entrepreneurship was part of everyday life. His father was involved in manufacturing, restaurants, car washes, and eventually real estate on Long Beach Island. Watching his father subdivide a property, build two homes, and sell one helped spark Michael’s interest in development.

While studying finance and accounting at the University of Michigan Ross School of Business, Michael secured his first real estate deal during his junior year. By graduation, he was already building.

More than two decades later, Ziman Development has completed more than 200 homes and has become one of the respected luxury home builders on Long Beach Island. Today, the company builds custom coastal homes designed for beauty, performance, and long-term value.

Building Coastal Homes That Work With Mother Nature

Long Beach Island offers incredible ocean views and a relaxed coastal lifestyle, but it also presents serious building challenges. Salt air, storm surge, rising flood plains, moisture, wind, and major weather events like Hurricane Sandy all influence how homes need to be designed and constructed.

Michael explained that Ziman Development does not approach these challenges by trying to fight nature. Instead, the company builds with the environment in mind.

That includes building homes on piles, elevating foundations eight to ten feet above ground level, using breakaway walls that allow hydrostatic force to pass through, and positioning mechanical systems above major storm levels. These details are not just technical choices. They are essential to creating resilient coastal homes that can stand up to the demands of barrier island living.

Sustainability as a Core Part of Coastal Homebuilding

For Michael, sustainability became more than a building trend. Around the time of COVID, he began reflecting on what mattered to him personally: the outdoors, skiing, hiking, the beach, and preserving the environment for future generations.

That reflection led him to study Passive House principles, a European building methodology focused on reducing energy use through tighter building envelopes, strategic window placement, improved insulation, and heat exchange ventilation systems. These principles can significantly reduce a home’s greenhouse gas consumption while improving comfort and efficiency.

As a sustainable home builder on Long Beach Island, Ziman Development also looks closely at material choices, recycled content, shipping impact, durability, and long-term maintenance. On a barrier island, sustainability is not only about lowering energy consumption. It is also about reducing waste, limiting environmental impact, and selecting materials that make sense for coastal conditions.

The One Tree Pledge

One of the most meaningful sustainability initiatives discussed in the interview was Ziman Development’s One Tree Pledge.

For every project, Ziman Development commits to planting a minimum of one tree per square foot built, or 5,000 trees per project. To date, the company has supported the planting of more than 250,000 trees through partnerships with organizations such as One Tree Planted.

Michael also uses a carbon offset approach called MyCarbonMath to help evaluate the environmental impact of each project. The goal is simple: build beautiful custom homes while taking measurable steps to reduce the footprint left behind.

Luxury Homes Built With Purpose and Performance

The conversation also highlighted the business philosophy behind Ziman Development. Michael shared how the company manages multiple builds at once, remains self-financed through its own capital and a regional bank credit line, and continues to prioritize clear expectations with every client.

One of his guiding principles is to under-promise and over-deliver. After years of building, Michael has learned that the most difficult issues are not always tied to budgets or construction details. They often come from misaligned expectations. Today, his team focuses on setting realistic timelines and delivering a finished home that exceeds what clients imagined.

Continuing a Family Legacy on Long Beach Island

Ziman Development was originally founded by Michael’s father in 1998, giving Michael the opportunity to learn the business from the inside before stepping fully into leadership. His father served as a mentor, sounding board, and investor as Michael built the company into what it is today.

That family foundation remains part of Ziman Development’s identity. So does Michael’s belief that meaningful work comes from purpose, passion, and creating something lasting.
