Building on Your Lot:
What You Need to Know

We manage the full project — lot evaluation, architectural design, permit applications (including CAFRA and DEP if required), engineering, construction management, subcontractor coordination, finish selections, and final walkthrough. You approve each milestone. We build it.
Every lot on LBI has its own set of conditions — flood zone classifications, setback requirements, upland area, CAFRA zone status, and municipality-specific rules. Our team evaluates all of this during the free Idea Session and lot review. Many factors that seem like obstacles have workable solutions we've navigated before.
CAFRA (Coastal Area Facility Review Act) is a New Jersey DEP permit required for construction in certain coastal zones. Much of Long Beach Island falls within CAFRA boundaries. We handle the CAFRA permit process as part of our full project management — it's one of the areas where LBI-specific experience matters most.
Total timeline varies by lot complexity and design, but a typical custom home on Long Beach Island takes approximately 12–18 months from the start of design through certificate of occupancy. CAFRA permits, if required, can add to the pre-construction timeline. We'll give you a realistic schedule during our planning process.
The shell of the home typically accounts for 40–60% of total cost, depending on architectural style and size. The remaining 40–60% covers lot improvements (foundation, site work, utilities), design fees, and finish selections (materials, fixtures, appliances). We provide a detailed cost breakdown before you commit to anything.
